How to make a Building Regulations Application

There are two ways in which a Building Regulations application can be made.

Full Plans Application: You submit a completed Application Form, the required Building Regulations fee and two copies of the detailed plans (four copies for non-domestic work), together with other relevant information.

Building Notice Applications: These can only be made for domestic work. You submit a completed Application Form giving details of the project and a brief description of the materials to be used.  The appropriate Building Regulations fee also needs to be paid.

Application forms, fees schedules and various guidance notes may be obtained from our office or downloaded from the Building Control website.

Building Regulations Fees

Building Regulations Fees are charged in accordance with scales laid down by law.  The fees are generally payable in two stages: “a plan fee” that is paid when an application is made and an “inspection fee” that is invoiced once the first inspection has been carried out.  The fees are payable by the person who is carrying out the building work or on whose behalf it is being carried out.  When a Building Notice application is made, the total fee (plan fee plus inspection fee) is payable at the time of making the application.

Site Inspections

In order to ensure that the building work on site actually complies with the Building Regulations it is essential that a Building Control Surveyor from the Building Control Department inspects the work as it proceeds.  The Building Regulations require the builder to notify us when work is to start and also to notify us when various elements, such as foundations, are ready for inspection.

Completion Certificates

A Building Regulations Completion Certificate is issued once the work has been completed and the Building Control Surveyor is satisfied that it complies with the Building Regulations.

Regularisation Certificates

Building work is sometimes carried out without approval having been obtained under Building Regulations (it should be noted that this is a contravention of the law, giving rise to the possibility of prosecution).  In these circumstances an application for Building Regularisation Certificate can be made.  A fee is also chargeable for this service.
